Job Title: Construction Operations Manager- San Antonio,TX
Job Description:

The Construction Manager will be responsible for the overall planning and development phases NTI’s and Raze & Rebuild project. You will be responsible for resource allocation, development accounting, and technical direction to ensure materials, image, and quality standards are all in compliance with corporate standards.

Responsibilities 

  • Oversee the development of NTI’s and Raze & Rebuild projects to include Civil, Architectural, MEP, and Landscape design and approval from the pre-acquisition phase through the entitlement phase of the project
  • Monitor the progress of the development activities on a regular basis and hold regular status meetings w/ consultants to ensure projects are moving forward along w/ updating both the Real Estate and Construction Director(s) on a weekly basis
  • Provide guidance and direction to the Prototype consultant for addendums and reissues of the construction documents
  • Coordinate and provide expert advice to the Real Estate and Legal Departments to identify issues with potential land acquisitions and/or resolution of issues as needed to include, but not limited to platting, Zoning, Special Use Permits, Alcohol, ADA, TDLR, Architectural Control Committees, and special architecture requirements
  • Identify the elements of the proposed project design and construction requirements which could lead to disputes, claims, increased cost, or image compromises that Circle K may not want to enter into
  • Assignment of outside consultants and the management of the development process
  • Provide guidance and direction to the outside consultants based on corporate standards for civil, architecture, and construction methods
  • Manage consultants to secure all local, state and federal permits and entitlements necessary to complete the construction projects
  • Work with the different Construction Managers to assist in the creating of preliminary and final cost estimates which are used for the economic calculation
  • Manage the formal general contractor bidding process for each NTI and R&R project
  • Coordinate with the Procurement Department and other internal departments in the creating and maintaining of standardized equipment packages by store type
  • Coordinate the pre-construction meeting with the Construction Manager and awarded general contractor regarding all pertinent information obtained during the development process:  Site specific development coordination w/ seller, developer, and/or governing permitting authorities
  • Communicate effectively with both internal departments and external contractors and suppliers when revisions and/or addendums are required
  • Manage the soft cost development budget to ensure all consultants and expenses are within the approved project budget
  • Review and approve invoices pertaining to the development process
  • Negotiate pricing with the various consultants to maximize cost savings
  • Implement bi-annual symposium w/ consultants, general contractors, and construction Managers to discuss/resolve value engineering and duration reduction initiates

Qualifications

  • High School Diploma or Equivalent (preferred: Bachelor of Science/Engineering/Construction Management/Architecture Degree)
  • 10-years of Project Development  (Preferably Convenience Store Related) including experience tendering contract negotiations and budget management
  • Microsoft Office, Word, Excel, and Power Point
  • Ability to provide guidance to other departments, contractors, and consultants
  • Excellent communications, interpersonal, analytical and organizational skills
  • Minimal travel required
  • Possess a valid driver’s license
  • Demonstrated ability to interact with municipal planners and engineers
  • Knowledge of applicable Federal / State Legislation and Building Codes
